Before Visiting Showroom

  • Where are the showrooms, and are there car parking lots?

    We have showrooms that are different from the construction sites. Please make sure to check the information on the website about the locations and car parking lots. Since the website is all written in Japanese, please ask us if you have any questions.

  • Which days are the showrooms closed?

    We are closed on Tuesday, Wednesday, and Thursday every week. Please refer to the website because some showrooms are different. Please make sure to make the appointment before you come to the showroom. We will help you if you don't know how to make an appointment.

  • What should I bring when visiting the showroom?

    There is no need to bring anything. However, if you are keen to purchase, please bring the identification that shows

  • Do you offer language support?

    We can help in both English and Chinese. Please let us know your preferred language before visiting the showroom.

For customers living outside of Japan

  • Is it possible to see the showroom even if I cannot be in Japan?

    We can arrange an online tour for you. Please feel free to contact us about the details.

  • Is it possible to purchase a property without visiting and viewing it in Japan?

    We strongly suggest you to visit the showroom and construction site before submitting the purchase application. If you are not able to sign the contract in person, we might accept the proxy you assigned to complete it. Please feel free to contact us about the details.

  • Is it possible to keep the unit I want until my visit to Japan?

    We cannot reserve the unit for any circumstances. If you are unable to come in person, we will recommend going through the procedures online or through the proxy you assigned. Please contact us for more details.

  • Can I open a bank account if I am not living in Japan?

    Only residents of Japan are allowed to open a bank account in Japan. For more details and restrictions, please check with each bank.

  • Is it possible to entrust the person in Japan to do the inspection and receive the key for the unit?

    Yes, you can assign a proxy in Japan. We also provide the service to do this procedure on your behalf. Please feel free to contact us about the price and the details of the service.

When Visiting Showroom

  • How much should I pay for the expense and the cost other than the price of the unit?

    There will be a cost of approx. 2-3% of the price for the unit, and it should be paid at the time of closing.
    It includes the management and maintenance fee, fixed asset tax, city planning tax, registration fee, and stamp tax, etc.

  • Do you have any restrictions on payment from abroad?

    We only accept the Japanese Yen remittance. Furthermore, the remittance from China of more than USD50,000 is restricted by the Chinese law.

  • Can I purchase the property even though I don't have a bank account in Japan?

    Yes, you can purchase the property if you do not have a bank account in Japan. Utility costs such as electricity, water, and gas can be paid by credit card.
    The payment method is different from each company/supplier. For more details, please check with the company/supplier.

  • Can MITSUBISHI ESTATE RESIDENCE advise on taxes?

    We can only provide the information relative to the property. If you have more questions about other taxes, please check with the tax office in Japan.

Mortgage

  • What documents are required for preliminary review for mortgage?

    In general, you need to prepare the below documents for preliminary review for mortgage.

    • ①Income statement or Individual Income Tax Declaration for the last 2 years
      If you have filed Tax Return Forms, please bring 3 years of them.
    • ②Certification of Residence in Japan
    • ③Identity Document(Passport, Driver's License, etc.)
    • ④Insurance Card
    • ⑤Employment Certificate
    • ⑥Other necessary documents according to each bank
  • Are there any restrictions when applying for a mortgage?

    Mortgage can only be applied to the property that you will be living in. Therefore, you need to provide the Residence Certificate in Japan. For those who have lived in Japan for a short period, some banks might have suitable financial options for different situations.

  • Can I apply for a loan to purchase the property if I am not a permanent resident or non-resident of Japan?

    There are some foreign banks providing loan plans for non-permanent or non-resident of Japan. We can provide the contact info according to your situation.

Rental, Property Management, and Second-Hand

  • Does Mitsubishi Estate Group provide Rental Management Services to rent the property out?

    Mitsubishi Jisho House Net, an agency in our group, provides rental services, deals with tenants, performs maintenance, and more. MITSUBISHI ESTATE RESIDENCE cooperates with Mitsubishi Jisho House Net and provides management services.

  • Does Mitsubishi Estate Group provide Second-House Management Services?

    It is available to use Second-House Management Services provided by Mitsubishi Jisho House Net in our group. Please note there may be some requirements depending on properties.

  • Can Mitsubishi Estate Group help with buying/selling second-hand property?

    Mitsubishi Jisho House Net, an agency in our group, can help with buying/selling second-hand property. They can suggest the best property for you and the best selling price. Please contact Mitsubishi Jisho House Net for all your buying and selling needs.

Purchase Application

  • What is the procedure for the payment?

    A 10% deposit of the sales price will be required upon the contract as a down payment. 90% of the balance of the sales price and other Expenses related to the contract is due by the closing date.
    Please be sure we can receive the exact amount in Japanese yen. The exchange rate and handling charges are the responsibility of the remitter. In addition, please be aware of the time lag for the remittance. Checks, credit cards, or cash are not acceptable.

  • Do I need approval from the bank before the application if I am planning to get a mortgage?

    If you plan to use the mortgage, please provide the Mortgage Notification before submitting the Registration for Purchase.

  • What is the Residence Care Service?

    Regarding some of the facilities in the unit, we normally guarantee 2 years of after-sales service, but the Residence Care Service will extend it to 12 years. This service can be provided even after the property has been leased to tenants.

  • What is the Residence Club?

    Mitsubishi Estate Group provides residence club members with a variety of services to improve your lives, including consultation on living arrangements and an invitation to events. The service is only available in Japanese, and membership is free of charge.

Contract

  • Are the relative documents available in other languages? Is the Purchase Agreement only in Japanese?

    All the documents are only available in Japanese but we can assist you in English or Chinese to make it easier for you to understand.

  • What documents are necessary for the contract?

    The necessities might be different depending on the buyer's situation. Normally, we need the certificates with the following information: ①Name, ②Date of Birth, ③Current Address, ④Face Photo.
    Identifications issued by government or notary offices, such as a passport, ID Card, Affidavit, Driving License, or Resident Card, etc. are acceptable. Under some circumstances, we may ask for your signing certificate.

  • Can the payment be made other than the buyer's name?

    We do not accept payment from accounts other than the buyer's name. If the Purchase Agreement has co-owners, please remit the amount corresponding to the percentage of ownership.

  • When can I pay the balance for closing?

    We will issue the invoice for 90% balance and other expenses about 2-3 weeks before closing.

  • Is it possible to change the buyer's name after signing?

    The contract holder cannot be changed after the contract is concluded. Please contact us if you change your name or if you would like to add a co-owner.

  • Is it possible to change the color and layout or add additional equipment, such as outlets or lights?

    The CUSTOM EYE'S service provides various selections including color and layout. We will provide a list of available items after the contract. Please note that these selections have deadlines and vary from unit to unit due to construction schedules.

Before Closing

  • Is it possible to assign a proxy in Japan to help check the purchased unit or attend the closing?

    Yes, you can assign a proxy in Japan with the procedures. We also provide the service to do this procedure on your behalf. Please contact us for more details.

  • Can I see the purchased unit and measure the size for home appliances?

    There is a preview event before closing. You can visit the property and the unit. Measuring the size is also available.

  • Is it possible to order furniture, curtains, and other interior items before closing?

    We offer various interior options such as furniture, lighting, wallpaper, home appliances, etc. Each maker/supplier has different order schedule, so please place the order before the deadline.

Closing

  • What documents are necessary for registration?

    The acceptable document is an Affidavit, Transcript of Household Registration, Notarial Deed, Certificate of Residence, etc. issued by a government or notary office. Please contact us if you have any questions about the document.

  • Is it possible to assign a proxy in Japan to help check the purchased unit or attend the closing?

    Yes, you can assign a proxy in Japan with the procedures. We also provide the service to do this procedure on your behalf. Please contact us for more details.
